The right route for the right property
Auction is not a second-best option. For the right property it is simply a better mechanism — the buyer is committed on the day, the completion date is fixed, and the uncertainty that drags a private treaty sale out for months is removed entirely.
It suits probate sales, tenanted stock, properties needing work, land and anything where the market value is genuinely hard to call. It suits sellers who need a date they can plan around.
How it works
From entry to completion in about eight weeks

Appraisal
We give you a realistic guide price and a reserve, and tell you honestly whether auction is the right route at all.

Legal pack
Your solicitor prepares the pack before the catalogue goes live. This is the step that most often delays a sale, so we start it early.

Marketing
Four weeks in the catalogue, on the portals and in our window, with block viewings arranged.

Auction day
Bidding is live and online. If the reserve is met, contracts are exchanged on the fall of the hammer.

Deposit
The buyer pays a non-refundable deposit immediately. There is no gazundering and no chain to collapse.
06
Completion
Twenty working days as standard. You know the date before you start.

A guide price is not a valuation
Guide prices are set to attract interest and are usually below the reserve, which is the figure below which we will not sell. Both are agreed with you before anything is published, and the reserve stays confidential.
